Step 1: Work Out What You Can Afford
Before you fall in love with a property, it helps to know your numbers. This means looking at your income, expenses, existing debts, and savings. A mortgage broker can run a serviceability assessment, which is just a fancy way of saying “can you comfortably afford the repayments.” This step stops you from wasting time looking at homes outside your budget.

Step 2: Get Pre-Approval
Pre-approval (sometimes called conditional approval) is when a lender says, “Based on what you’ve told us, we’re likely to lend you up to this amount.” It’s not a guarantee, but it gives you a realistic budget and shows real estate agents and sellers that you’re a serious buyer. Pre-approval usually lasts three to six months.
Step 3: Find Your Property and Make an Offer
With pre-approval in hand, you can shop with confidence. Once you find the right place, you’ll make an offer or bid at auction. If your offer is accepted, you’ll sign a contract of sale, often with a cooling-off period (this varies by state).
Step 4: Submit Your Full Loan Application

Step 5: Formal (Unconditional) Approval
Once the lender is happy with your documents and the valuation, they’ll issue formal approval. This is the green light. Your loan is locked in, subject to the final legal paperwork.
Step 6: Loan Documents and Settlement
You’ll receive your loan contract to sign, along with mortgage documents. Your solicitor or conveyancer works with the lender to prepare for settlement day, which is when the property officially becomes yours and the seller gets paid. This usually happens 30 to 90 days after signing the contract of sale.
Step 7: Move In
Settlement is complete, keys are handed over, and the home is yours. Your first repayment is usually due about a month after settlement.

From pre-approval to settlement, most home loans take around 6 to 10 weeks, though it can be quicker or slower depending on the lender, how complete your paperwork is, and how busy the market is.
