What affects how much you can borrow?

  • Your income – salary, wages and other regular income. If you are self-employed, lenders usually want two years of business figures.
  • Your living expenses – rent, groceries, bills, childcare and other regular costs. Lower expenses mean more borrowing power.
  • Your debts – car loans, personal loans, buy now pay later and credit cards. Lenders count the full credit card limit, even if you owe nothing on it.
  • Your deposit – a bigger deposit means a smaller loan. With 20% or more, you usually avoid lenders mortgage insurance (LMI).

How lenders work it out

Lenders take your income, subtract your expenses and debts, and check what you can afford to repay. They also test whether you could still make repayments if interest rates rose by a buffer, usually around 3%. That is why the amount a bank will lend is often lower than people expect.

How to increase your borrowing power

  • Pay down or close credit cards and personal loans
  • Keep your spending steady for a few months before you apply
  • Save a bigger deposit
  • Pay bills on time to protect your credit score

Every lender works this out differently, so the same person can get very different answers. We compare 60+ lenders to find the ones that suit your situation.
